H. Jason Green

Jason Green is a Real Estate development and finance entrepreneur with 15 years of experience working in the highly competitive, Metropolitan Los Angeles market.  In 2006, Jason cofounded Foundation Investment Group, a California Finance Lender and Loan Brokerage.  The company quickly grew to two offices and 47 employees, with loan originations of over $5M per month.  During the 2008 recession, Jason was retained by Value Home Loan, a California Finance Lender, where he oversaw the disposition of their loan portfolio. Leading a loss mitigation team and developing creative avenues of investment recovery, including note sales, note foreclosures, sr. lender note purchasing, asset repositioning and sales, Jason navigated to the successful outcome of over 600 distressed trust deeds and REO properties throughout California and Nevada. 

In 2010 Jason transitioned to focus primarily on development. By setting a high standard for finished projects and personally overseeing the development process, from underwriting and acquisition, through construction and disposition, Jason quickly grew his investor pool to 10M in captive equity while creating a recognizable name in the luxury LA market. Investor yields ranged in the mid 20%-30% range. Some development projects have included notable luxury homes, multi-family, commercial and industrial buildings.

Since founding 2Form Design + Build, Jason has expanded the company focus to include brokerage and property management services. While staying true to his roots in development and finance 2Form has grown and is currently managing a portfolio valued at over 200M, including luxury office space, luxury residences, multi-family apartments and co-working office space.  Additionally, 2Form has several current development projects at various stages, from luxury residential to large industrial centers, totaling over 75M in construction costs allocated and over 500,000 square feet of building space.  Jason has successfully managed teams of over 50 direct subordinates and has over a decade of experience in executive leadership.

Michael J. Bitton

Michael Bitton is an experienced C-suite executive with deep expertise in acquisitions, repositions and operations across industries. For the last decade, Mr. Bitton has served as Chief Operating Officer with The Standard Oil Investment Group and management responsibility of property development across brokering, financing, repositioning and stabilization of the group’s portfolio. 

As a diverse business leader capturing emerging opportunities, Mr. Bitton has also built a successful real estate career for his own investments. With over $500 million in California real estate transactions, his expertise and understanding of the market is noted with distinction. Mr. Bitton has served as the project director for each acquisition, including Bedrock LA Recording Studio overseeing the acquisition, overhaul, repurpose, and restructure of the 40,000-square-foot Los Angeles based commercial property.

In addition to Bedrock, Mr. Bitton created an independent chain of high occupancy shared offices in Culver City and Beverly Hills, focusing upon underutilized buildings in rapidly growing technology and entrepreneurial districts.

Through his commercial properties, he has worked with both corporate and consumer segments with the ability to spot and leverage trends, as well as lucrative investment opportunities.  Mr. Bitton has a proven track record of acquiring undervalued properties, unlocking the greatest value, and delivering outstanding returns.

Mr. Bitton is originally from France, travels to Europe frequently, and remains fluent in his native language.


John Cotton

John is a licensed general contractor in the state of California with over 30 years of experience in all areas of construction. John began his career supervising multiple floor construction in several multi-million-dollar high-rise commercial buildings throughout Southern California.  Beginning in 1993, John worked as a Sr. Construction Project Manager for the AVI Hotel & Casino during construction of the Original Hotel Casino and the development of the AVI Beach Front Marina

In 1999 John went to work for D.W. Johnston Construction in Palm Springs, CA, one of the Coachella Valley’s premier construction firms.  While working at DWJ, John managed construction and development projects ranging from high-end custom homes, multifamily apartment developments, condominium projects and several large tract home subdivisions. John has extensive experience in hospital development, including OSHPD, and over 30 years of commercial and industrial entitlements and construction management.

For the past three years John has been primarily focused in the design and entitlements of numerous cultivation facilities ranging from 8,000 Square foot facilities to 110,000 square feet, including several Green House Facilities in Southern California.  His strong organizational and leadership skills coupled with his sterling construction background, make John an asset to any development team.
